I know everyone is probably receiving their assessment notices from the county this week. The good news is that the 2025 Lancaster County Property Assessment data is now online!
I've updated the database with the official 2025 assessments, so you can start researching recent sales and comparing your property with similar ones in your area. Head to the home page to get started with your research. I've also updated the site to let you search your address (or name) so it should be a little easier this year.
One More Update Coming
Since we just passed the first of the month, I'm doing one more comprehensive update pass to ensure we have all the latest sales data and any last-minute assessment changes. This should be complete in the next few days, so check back if you don't find what you're looking for right away.
New Neighborhood Comparison Tool
I've also launched a new tool that lets you explore how different neighborhoods and subdivisions across Lancaster County are being affected by the new assessments. You can now visualize and compare assessment changes by area to better understand the broader patterns in this year's valuations.
Check out the Neighborhood Assessment Graph to see how your area compares to others. I know there are a lot of neighborhoods, but you can filter the results down if you're looking for a specific area:

This tool might be helpful if you're building a case that your neighborhood or market area is being assessed differently than comparable areas (but honestly, I just really wanted to see the numbers).
